The Property Owners Association Committee and Board of Directors completed the Proposed revision of the original 1988 Covenants & Restrictions in 2003, after nearly four years of work. The original documents were comprised of one hundred forty seven pages. The new revision has reduced the document to twenty one pages.

Open Hearings, on the proposed Covenants were held on Saturday April 19, and May 17, 2003. Copies of the preliminary document were available at the Hearings and at the Association Office beginning March 15th. The final Covenants and a ballot were be mailed to all property owners on June 20, 2003. On August 23, 2003, a final tally of votes received, were reported to the Board of Directors. The New Covenants were approved by a majority of the Members of the Association. They have been recorded at the Will County Recorder's Office.

The Association Bylaws were updated by the Board of Directors, on November 18, 2006. Both booklets are available to view or print by clicking on the Covenants or Bylaws color links below or picking up a copy at the Association Office.

 

The Covenants set fourth the restrictions placed on use of land within Shadow Lakes, including but not limited to, easements, building restrictions, lot restrictions, construction, water & sewer services, use of Common Areas & Lakes, Board of Directors, Annual Budget & Assessments, legal descriptions of all property and Common Areas and more.

The Bylaws explain the responsibilities of operating our Not-For-Profit Homeowners Association.
